If the seller refuses to make the proper repairs, you can then walk away from the contract.

What Are the Risks of Not Scheduling a Home Inspection?

Not scheduling a home inspection means you wave your right to address problems with the home before you close. This is risky! Even newer homes experience problems. 

Many issues discovered during the home inspection reveal costly problems. For example, HVAC issues or roof damage can cost thousands of dollars. Plus, your insurance company may require an evaluation of the home to set the insurance rate. If you have unaddressed issues, your homeowner’s insurance policy could face consequences. 

The bottom line is you put yourself at financial risk if you fail to invest in a home inspection. Even finding and addressing one issue makes the cost of the inspection worth it. 

Homebuyer Expectations for a Home Inspection

The homebuyer is responsible for scheduling and covering the cost for the home inspection. Once scheduled, the home inspector will visit the home to conduct the inspection. 

The seller usually does not attend the homebuyer’s inspection. However, you and your real estate agent should plan to attend. Attendance isn’t required, but it’s beneficial. 

The inspector evaluates the home based on the full home inspection checklist. They can only inspect items they can see. Therefore, the home inspector can’t see behind walls or under floors. They will cover any issues revealed during the inspection.
