Summer Home Maintenance Checklist

Summer is here! Longer days, fun adventures and time outside. Summer is also a great time to take care of home maintenance tasks. After all, you want to enjoy your home during the summer months and avoid emergency repairs.

At Kenco Home Inspections, we help homeowners and home buyers understand the current condition of homes. Then, you can make informed decisions about what action to take. Plus, we love our local communities and want to help you keep your home in top shape.

Summer Home Maintenance Tasks

Wash Siding and Clean Windows

Most people spend more time outside during the summer. Why not clean the exterior of your home to enjoy while you’re outside? Cleaning your home’s exterior also gets rid of cobwebs and other unwanted build-ups on windows and siding.

Plus, clean windows and siding last longer and work better. Cleaning the interior of windows can even improve indoor air quality.

Schedule HVAC Maintenance

Most HVAC manufacturers recommend annual preventative maintenance to keep your unit clean and working properly. You don’t want the air conditioning to go out during the hottest months in Southeast Florida.

Annual HVAC maintenance also helps keep your warranty valid. The technician cleans the unit and inspects it to look for any issues, like worn belts. Then, you can address issues before they become a major problem.

Conduct an Energy Audit

On average 50% of home energy use comes from heating and cooling the home. Part of this energy usage is due to lost energy through air leaks and poor insulation. Fix these issues to avoid lost energy and wasted money on excess utility costs.

Invest in new attic insulation and seal air leaks in windows and doors. Simply installing weather-stripping can make a difference in air transfer.

Check Sprinkler System

Like wasted energy, water waste is a big issue for homeowners. Leaks not only waste water, but your sprinkler system then isn’t watering correctly. Repair sprinkler leaks to avoid water waste. Also, make sure the sprinkler heads face the right way to water the lawn zones accurately.

Schedule Maintenance for Outdoor Kitchens and Fireplaces

Life outside is fun in summer. But, safety matters too. Gas fireplaces, firepits and grills need annual inspection and maintenance. Especially if you’ve experienced storm or wind damage, ensure your gas lines and appliances work properly. You don’t want to risk a fire or gas leak.

Most fireplace or chimney companies offer annual maintenance where they clean and inspect gas appliances and fireplaces.

Reseal Wooden Decks and Fences

Over time, the existing seal on wood wears off which can lead to water damage, like rot. Clean and apply a new water-resistant sealant to wooden fences and decks. It’s also a good time to restain these items to restore the color and enhance curb appeal.

Enjoy Your Home This Summer

Divide up your home maintenance tasks over the summer months. Keeping your home well-maintained allows you to enjoy your outdoor spaces and save money on utility costs.
