Steps After the Home Inspection

Receive the Inspection Report

Share Report with Real Estate Agent

We provide the report to the party who requested and paid for the inspection. For a buyer's inspection, we will send the report to the buyer. Then, you can share the inspection report with your real estate agent. 

Your real estate agent should review the report and work with you to decide if you want to ask the seller to remedy any issues discovered during the inspection. The sales contract includes deadlines for the inspection and requests for repairs.

Negotiate with the Seller

Once the buyer decides to ask the seller to address issues, each party's real estate agent will proceed with negotiations. Buyers may request repairs or a price reduction depending on the inspection findings. Sellers may agree to make repairs or offer a credit at closing. 

If the seller refuses to make repairs or adjust the price, the buyer usually can walk away from the deal based on the sales contract.

Provide Proof of Repairs

Before the closing, the seller must provide proof that they had any repairs they agreed to completed. They can typically provide receipts to show the service was done by a professional. 

The buyer usually has a final walk-through before the closing to ensure the property is as agreed to before they sign the closing documents to take ownership.

Closing

Once negotiations are complete, the buyer can move forward with closing on the home. Buyers will sign all the necessary paperwork and pay closing costs during this process. After the closing, the buyer will officially own the home.
